How this tool works

Calculation outline

  1. Calculates total equity as market property valuation minus existing mortgage debt.
  2. Determines extra amount you could borrow at the selected 50-95% LVR, clipped to zero. Above 80%, LMI may apply or the loan may be unavailable.
  3. Shows a deposit-based property illustration at four times headroom, assuming 20% deposit and 5% costs. This does not test the next loan or actual costs, which can exceed 5%.

Worked example

Example: a property valued at $900,000 with a $450,000 mortgage has $450,000 total equity (50% LVR) and $270,000 in usable equity at 80% LVR ($720k max loan - $450k debt).

Limits

  • Lenders require a formal property valuation (which may differ from estimated valuation) and evidence of ongoing ability to repay debt.
